The Home Buying And Selling Time Hack You Need!

Hey Friends! – Let’s talk about time management.

We all wish we had more hours in the day, am I right? I used to be the queen of procrastination- until I discovered this amazing technique for organizing my time- a technique that you can use to turn real estate chaos into real estate calmness!

The process of buying or selling a home is no joke- There are endless to-do’s, deadlines, and a million moving pieces in play. Buyers are stressing over bidding wars, understanding mortgage lingo, and touring homes. While sellers are racing to stage, list, and handle endless showings. For both, it is easy to feel like time is running out fast! I was thinking about how to improve this sometimes hectic experience for my clients, when I remembered Dr. Stephen Covey’s time management matrix! It’s all about turning that chaos into calmness.

Here is how you can apply this matrix to your real estate transaction, ensuring you are taking the right steps first.

Real Estate To-do’s that belong under Urgent & Important

These are tasks you should do immediately- Missing an offer deadline or delaying an inspection could cost you big time. Unexpected repairs and last-minute showings need everyone’s full attention!

  • Deadlines
  • Offer deadlines
  • Inspections
  • Emergencies
  • Unexpected repairs
  • Last minute showings
  • Critical tasks
  • Finalizing financing
  • Reviewing contracts

Real Estate To-do’s that belong under Not Urgent & Important

These concepts may not be urgent but they sure are important! For buyers, taking the time to understand the market and find the perfect home is key. For sellers, strategic pricing and strong relationships with agents and buyers can mean bigger offers.

  • Long-term goals
  • Finding the perfect home
  • Communicating with your agent
  • Understand your local market
  • Learning and understanding the home buying/selling process
  • Researching neighborhoods and homes
  • Securing financing
  • Contract Signing
  • Inspections
  • Decluttering and Staging
  • Allow an expert agent to help you price your home correctly, or suggest a price to offer
  • Hosting open houses
  • Repairs

Real Estate To-do’s that belong under Urgent & Not Important

Understand that not every task needs your attention. Buyers, focus on finding the one, not stressing over every listing. Sellers, let the pros handle staging and repairs. Remember to work smarter, not harder!

  • Interruptions
  • Unwanted phone calls and emails
  • Neighbor or friend’s opinions
  • Tasks that can be handled by others
  • Hiring a home stager, working with a contractor, etc.

Real Estate To-do’s that belong under Not Urgent & Not Important

These tasks may still be important, but they’re pretty far down on the list!

  • Browsing paint colors for your new bedroom – before you put an offer in!
  • Planning the vacation you’ll take after you sell your home

If you’re feeling overwhelmed, print or download the PDF of the Time Management Matrix and try it for yourself- Or better yet, give me a call and we can fill it out together! No one’s journey is the same, so you may find yourself putting tasks in different categories than I have here- totally ok! I am confident that by applying the matrix to your home selling or buying experience, you’ll feel your time was well-spent.
