Velp Avenue Redevelopment Area Potential Development Opportunity

Mark Olejniczak Realty, Inc. is brokering the sale of three parcels of land within The Velp Avenue Redevelopment Area. The land is located at 12056 Velp Avenue.

The parcels together are a total of 3.4 acres per assessor and have approx. 330 ft of road frontage on Velp Avenue in The Village of Suamico, Wisconsin.

The Velp Avenue Redevelopment Area

There are many local businesses in proximity to the Velp Avenue Redevelopment Area. The parcels for sale are highly visible with a high car count of traffic that goes by them each day. The land offers quick access to Lineville Rd and easy access to the highway, with driveway access off both Velp and Forest Meadows.

“These are transformative areas. These are places planners, the steering committee, as well as the public, would like to see change and where they believe change will do well.” – City Planner Mark Lyons |  Green Bay Press Gazette

Endless Possibilities

Per The Village of Suamico building and zoning restrictions, the prime location of these parcels offers up endless possibilities to the buyer.

From an article on the WBAY News site:

For the last year the city has been working on a redevelopment plan for the Velp Avenue corridor by gathering ideas from public meetings and input from people like Bob Heroux. Heroux lives in the neighborhood and is a member of this project’s steering committee.

“The biggest thing the neighborhood is saying – is we want a grocery store,” said Heroux.

That is something Alderman Randy Scannell has also heard from residents eager for improvement and change.

“More kinds of retail stuff, getting away from industry, warehouses, the used car vibe,” said Ald. Scannell. Perhaps townhouses near Velp and Locust – a convenience store at Velp and Military – maybe a brewery in the old Alwin Manufacturing building.” | WBAY News

One parcel of the three has 40×40 outbuilding/ shop with an attached, insulated storage building directly behind it. One parcel has a 4 bedroom home. The land is currently zoned G-1 Residential. Buyer will need to get a variance in order to become fiberoptics. The sale also includes parcels- SU-760-8 & SU-760-12. No vehicular access can come from lot 2 on Velp Ave per restrictive covenants.
